The best time to list your house is always when you are ready to sell it since there are serious home buyers looking all year. However, there are certain months of year that will get you more showings and higher attendance at your open house because additional buyers enter the market.
Late winter or early spring is a great time to sell your home in the Charlotte market. With closing dates typically between 30-60 days, an April listing date lines up extremely well with the end of the school year. More people are willing to make a move when they do not have to disrupt their children’s school or sports schedules. There are more homes available for sale at this time of year, so make sure your house shows well. Follow our checklist before each showing and open house. This will help set it apart from all of the other houses on the market.
If you are ready to list your home a bit earlier, say in late February or March, your house might stand out because there are fewer homes available. When you list your home early in the season, you’ll reach people who have been looking for a while, but haven’t found anything yet and the new potential buyers that have just started looking. If your house is ready to sell and in great condition, it might be under contract before something that would ‘compete’ for those buyers even hits the market.
If you are not quite ready in April, May or June is still a great time to list your home. Buyers who didn’t find something in the early spring market will be waiting for the right house. Yours might fit exactly what they’re looking for in a home. The quantity of showings is less important than the quality. It only takes one!
